What every visit checks
Each of the four visits is a full Lube & Tune, worked through the same checklist every time.
Lubrication. Springs, hinges, rollers, bearings, and the opener chain or screw drive where it has one.
Springs, cables and drums. Checked for wear, gaps and fraying, so a tired spring or a cable with broken strands is flagged before it lets go.
Balance test. With the opener disconnected, the door is raised halfway by hand to see whether the springs still hold it there. A door out of balance wears the opener out.
Safety reversal and photo eyes. The auto-reverse is tested and the photo-eye sensors are cleaned and checked, so the door stops and backs up when something is in its way.
Rollers, hinges and hardware. Loose hinge screws, track brackets and fasteners are tightened when appropriate.
Emergency release. The manual release is checked, so you can still get the car out in a power outage.
A condition report. An honest note on the whole door system after every visit, with any repair explained and priced for you to approve first.
